Nice image crunch, but wouldn't it be easier to just cut a brush and use CSG hollow/subtract? Doing that, you'll end up with two roof planes, two gable ends, and an attic floor.

Doesn't merging brush verticies cause duplicate planes?

You can still hollow this just the same if you want an accessible attic area.
This is a method I came up with by accident a while ago, which I almost never use.
I usually just clip a block to the shape I want, and then do as you described.
I offered it to echo as a possible way that he might like.

Doing this, the entire edge "disappears." There are no duplicate planes. The merged edge simply does not exist anymore.
