The area portal must separate 2 areas . That means the inside of the building must be sealed just like a skybox must be sealed . It can be sealed by other area portals as well . If the rooms of your building have windows it will not be sealed unless you maybe put area portals in the inside doors to rooms with windows . You actally can put area portals in windows too but what is outside that window will no longer draw when you are in the room so except for the enviromental texture in the window if it has one it will be like looking into the void and looking inside from the outside will also . Nodraw will not seal your building , if for example you put nodraw on the sides of anything that you want to seal the building it won't work and any brush texture that has transparency will not seal it either .

i have no windows or anything that lead to outside.

try useing caulk walls around the sides of your water brush . You need to put nodraw on the sides of a water brush to make it notsolid . Any mesh like terrain won't seal the area either . You can use caulk where you need to to seal it .

doesnt the areaportal brush have to be a bit bigger than the doorway, just so it can seal off the area?

must be a tiny leak somewhere or it will work . If the door frame is detail then make sure the area portal is large enough that it covers the opening not includeing the detail brushes . Maybe look at it again with the detail brushes filtered out just to make sure it has no openings .

The world is an area too. Everything inside the skybox is an area. So, if you seal a room, the area brush touches the room area and the outside area (2 areas).

Filter out details and entities. Then look very close for tiny cracks in the structure of the room and around the area brushes. I do not overlap the area brushes and they work fine.

guess yall beat me to it. overlapping is not necesary, unless u dont filter details, u have to overlap them i guess u would call it. as far as i know, only structural, non-transparent, brushes can seal off protals like that, is there anything else?
